If you are a landlord and your tenant fails to pay rent or breaks the terms of the lease contract that you have, you may want to bring the lease to an end.

The lease will specify whether there are circumstances in which you can end the lease prematurely. Depending on the terms agreed in the lease, there may be occasions when you can end the lease and recover possession of the property without having to apply to the court.

There may be other occasions when you can only bring the lease to an end by applying to the court. There may also be times when the tenant breaks the terms of the lease but the landlord is not entitled to end the lease in spite of the tenant’s breaches of the lease terms.
